Calgary’s
resale housing remains healthy

Calgary, March 3, 2004 –
Calgary’s MLS® resale housing inventory remains at healthy levels
heading into March 2004, according to figures released today by the
Calgary Real Estate Board.
Combined residential listings new
to the market in February 2004 numbered 3,397 units, compared to 3,644
the previous month and the 3,042 units recorded in February last year.
The 3,397 units represent the best February in terms of new listings
in Board history. Broken out, 2,392 single-family units, 965 condo
units, and 40 mobile homes hit the market in February 2004. Year-to-
date, 7,041 units have come to market, compared to 6,396 for the same
two-month period last year. Total active residential listings numbered
5,903 at the end of February; this compares to 5,553 at the beginning
of the month, an increase of about 6%.

Combined residential units sold in
February 2004 totaled 1,923; up from January’s seasonal 1,495 and up
about 5% from 2003’s 1,825 residential units sold in the month of
February. It is the second best February on record, behind 2002’s
record-setting February number of 2,303 residential units sold. Again,
breaking out the numbers, 1,423 single-family residences, 492
condominiums, and 8 mobile homes changed hands in February 2004 –
this compares to 1,331 single-family, 482 condos, and 12 mobile homes
sold in February 2003. Year-to-date, 3,418 residential units have sold
in Calgary and area, compared to 3,465 units for the same timeframe
last year.
The residential sales to new
listing ratio in February 2004 was 56.61%, compared to 59.99% last
year. The residential sales to active listing ratio in February 2004
was 32.58%, which compares to 37.35% last year. The residential list
price to sale price ratio in February 2004 was 97.1%.
The average combined residential
sale price in February 2004 reached $219,774 – up from January’s
$218,904 and also up over last February’s average residential price
of $203,380. Year-to-date, the average sale price for combined
residential units sits at $219,394; compared to $206,037 last year.
Broken out, following is a comparison of year-to-date single-family,
condominium, and mobile home average sale prices for 2004 and 2003.
