Basic MLS Listing Only Plan
- CAUTION -
This service should be used ONLY by experienced sellers! If you you
are not completely familiar with the real estate process in Alberta then
we strongly advice you to use our full service package.
You pay only a one time $1,395
(plus GST)
listing fee for a full 6 month MLS listing in which you offer to pay licensed
agents who bring you a firm purchase offer a commission of 3.5% on the first
100K of the sale plus 1.5% commission on the balance (plus
GST). This commission paid
to realtors working with buyers is a de-facto standard in Alberta and will
ensure that other agents arrange showings of your home.
We
do NOT charge a "listing" commission.

Should you
decide at any time that you would prefer us to sell
your home on your behalf, we
will deduct your $1,395 from our full service listing fees due at closing.
Below is two examples of your savings based on commonly charged
commission rate of 7% (first 100k) & 3.5% (on the balance):
Example
one:
Another agent brings a buyer to you ready, willing and able to purchase your
home at a price agreeable to you.
$300,000 sale, paying a Buyers Agent say
3.5% & 1.50% respectively plus your $1,395.00 listing fee.
You
will save approx. $5,105.
Example Two:
An interested buyer contacts you directly having visited your open
house, seen your MLS listing, seen your lawn sign etc..
$300,000 sale. With no buyers your only
cost is the original listing fee of $1,395.00

your MLS Listing, your home will be seen by tens of thousands of Realtors across
Canada. Prospective buyers worldwide will also see your property via
the public MLS systems. With
this kind of exposure and a well maintained and fairly priced home - your home
will quickly sell.
Advantages:
(1)Your home listed in
M.L.S with color digital picture, for 6 months.
(2) Your home will be exposed 24/7 on the M.L.S making it instantly available
to over 4,000 Realtors in and around Calgary and their potential buyers.
(3) Your “Open House” publicized to all Calgary Realtors who have access
to the MLS.
(4) Your home listed on the public MLS.ca service and as well as
TALKCalgary .com
(5) You retain the right to sell yourself to anyone not brought to you by a another
agent.
(6) You decide the commission you will offer via Discover Real Estate
Limited to other agents. Although we strongly recommend you do not
offer less then 3.5% on the first 100K and 1.5% on the balance.
(7) Buyers' agents can match your home with a buyer they may have, then call
you directly to show your home. If they sell, you compensate them at
closing, by the rate you set in your M.L.S. listing.
Disadvantages
(1) You do not receive the use
of a lockbox facility.
You will be responsible for arranging all viewings on your home and
arranging showings with other realtors.
(2) You do not receive contract negotiation
or contract authentication.
You are responsible for selling your home and you must decide if offers
brought are legal, valid and acceptable to you.
(3) You do not receive the
services of a listing realtor.
By using this budget service You are purchasing an MLS listing, yard sign
and conveyancing service ONLY. Nothing more. You are formally releasing
Discover Real Estate Limited and Diane Kelly from all fiduciary duties and
take full responsibility for the sale of your own home.
In the event you find your own
buyer, then you are responsible for the entire transaction.
Should another licensed realtor
from any company including but not limited to Discover Real Estate Limited
bring you an acceptable offer then you agree to pay buyer's commission at
the agreed rate.
(4) Listing fee of $1,395.00
(plus GST) must be paid up-front.
Should property not sell, then no refund will be offered on this fee.
(5) Conveyancing service will be
provided on offers submitted only by licensed realtors. Should you make arrangements
to sell privately then you are responsible for the entire transaction
process.
IMPORTANT
Should you accept a written
offer from another agent, then this offer together with deposit
cheque made out to Discover Real Estate Limited MUST be presented to:
