When it comes to fees -
 We like to highlight  commission rates. 

OPTION 1 (Exclusive)
This is provided for a fixed fee of 3.5% on the first 100K of the sale price and only 1.5% on the balance.

This is referred to as an exclusive listing handled entirely by the listing realtor who provides the following.

• Provide seller protection service

• Negotiation with buyers and/or their agents to secure a price and terms possible which are acceptable to you the seller.

• Provide professional marketing service

• Install/remove point of sale materials' such as yard signs etc.

• Design and print professional colour sales feature sheets

• Provide for professional colour photography of your home

• Manage and control all vviewings

• Arrange and hold open houses (optional)

• Negotiate and oversee production of binding purchase contract

• Oversee home inspection If required

• Handle conveyancing of sale and lease between lawyers, mortgage brokers and other Interested parties on your behalf.

OPTION 2 (Non Exclusive)
The option is when you wish to take full advantage of the MLS system and offer a further commission fee payable to any licensed realtor who provides you with an offer which is acceptable to you.  This is referred to as a non-exclusive listing and although you offer to pay an additional commission, often results in more viewings, and a quicker sale.
