Good Negotiator

Unlike most items for sale, buying a home or any
real estate for that matter, involves negotiation. And this negotiating usually involves many other
areas beyond just the asking price. Good negotiating depends on
whether you're dealing from a position of strength. And strength
depends on how much information you have going into the negotiating
process. so after you have looked at the homes & condos for sale
in Calgary and found your ideal home, what next? Well, before you draw up an offer to purchase, I will
point out what factors might influence the seller's position. Such
factors include: How long has this house been on the market? How long
has it been listed at this price? Has there been any price reduction?
Why is the owner selling? The answers to these questions will help
tell you how receptive the seller will be to your offer.
Next, I will help you evaluate the current
Calgary market. I can determine how many other comparable properties
are for sale and their listed prices. This is what the seller is
competing against to attract your offer. I can also advise
you on what the industry calls the listings to sales ratio. This ratio
represents how many sales have taken place versus how many new
listings have come on the market over a given period in your area.
This guideline tells you just how close to the list price that first
offer should probably be. For example, in a "hot" market
where almost everything that gets listed is sold, you can expect that
your offer price will probably have to be fairly close to the list
price if it's to be accepted.
Remember that there are other aspects of the
agreement that can be negotiated that can have real value for the
seller. For instance, if the seller wants a quick sale, then your
offer will be more favourably received if you can stick to, or even
shorten the period to the closing date. Likewise, offers with few
conditions, or only short term conditions will be far more attractive
to the seller than an offer that might first require the sale of your
existing home. Items such as appliances or window coverings that could
be included or excluded with the sale, could have tremendous value for
either party, depending on the circumstances. Even if there's little
room to move in the asking price, a good negotiator can offer you
other options that have real value, and could save you thousands in
your overall transaction costs. But if you really want to find out
