It looks like the interest rates will not be raised. This is good news for Calgary Home Buyers. With low Interest rates and plently of inventory around, it’s a good time to find your dream home, or investment opportunity.

The economy is still a little fragile, but is strengthening with more jobs being created in Alberta which is drawing more people to our province.

Any buyers who have been holding off, waiting for the home prices to drop further will be dissappointed.  The Calgary Real Estate market is on the mend, the sweet deal will now be harder to find.  But still not impossible.  But buyers shouldn’t leave it too long. 

As for Calgary home sellers.  Things are looking much better for you.   With a stronger economy and more jobs, home prices will climb.

After a two year low time, things are now starting to look up.  As job seekers head back to Calgary.  What’s caused the change?  It’s a reassurance in the oil patch and hiring demands growing. 

The first quarter 5300 people from other provinces headed to Alberta.  This is the highest rate of interprovincial migration since 2006.

Alberta also saw the fastest increase in population for the first quarter in all of Canada. 

With the above in mind we should see home prices rising again, as homes will begin to sell faster.  So if you’re a home buyer, now is the time to buy before the tide turns and prices begin to climb again.  If you’re a home seller you know that the lull is coming to an end and you’ll get a better return on your property.

Edgemont is the largest community in Calgary.  There are over 17,000 people residing there. Edgemont was established in 1978 and is located in NW Calgary.  It can be accessed North Country Hills Blvd, Shaganappi Trail and John Laurie Blvd.  There is a mix on single family homes and condos in Edgemont.  Due to Edgemont’s elevation you can expect to get some exceptional views of Calgary and the mountains.

Edgemont is the location of the junior high school that is recognized as one of the best in Calgary, Tom Baines.   Many people move to Edgemont so that their children can attend and be in close proximity to Tom Baines school.

If you’re considering buying a home in Citadel, N W Calgary.  I have put together some info about this thriving NW community.

Citadel is located in NW Calgary along Country Hill Blvd.  It is located on Country Hills Blvd and NW Stoney Trail.  Citadel was estabilshed in 1993.  There are a range of single family homes and condos in Citadel.  Citadel is a very family orientated neighbourhood.  Even although they don’t have a community centre, Citadel does have a community association. 

Citadel is unique in that the roads in Citadel were designed in the shape of a wheel with spokes.  Citadel has a large central green space.  The neighbourhoods has pathways, a hockey rink, baseball, tennis and open green spaces.  The neighourhood also has a senior program. 

Canadian Superstore and Costo close by.  Also Walmart located not far.  Crowfoot Shopping Centre and LRT Station about 10 minutes away.

If you’re heading out to the mountains, Stoney Trail is about 5/10 minute drive.

Silver Springs is in the NW quadrant of the city and is located North Crowchild and west Nose Hills Drive. 

The community was established in 1972.  There  is a mix of single family homes, and condos.  From Silver Springs you can enjoy views of the mountains and Canada Olympic Park.  There are plenty of trees in Silver Springs, parks and playgrounds.

Silver Springs has a great community centre with tons of stuff going on.  They have a large sports program offering soccer, softball and baseball.  Other activies are kids dance, martial arts, fitness, yoga, painting and meditation.  They also have a pre-school and after school program.   There is an over 55′s club as well, where people can meet to play cards and gather socially.   The centre also has two ice skating rinks and outdoor pools.  Quite a busy centre.

Silver Springs is close by Crowfoot Centre, and also Crowfoot LRT Station.   Crowfoot Centre has everything.  Doctors, dentists, Safeway, Co-op, restaurants and more.   Crowfoot library and Crowfoot YMCA.
